Getting The Most From Your Assets I n some eastern countries parallels are drawn between the plant and fixed assets of the business and the employee’s family silver. This may seem a strange connection to us in the west. It is so however with good reason, for we neglect our plant and asset base at our peril. Effective management of the plant and fixed asset base can provide us with an extra source of competitive advantage.1. Asset mapping and measuring. Creating a coherent map of all the assets deployed, defining the relationship of each Systems, Sub Systems and Component. The mapping exercise highlights expected component life, operating tolerances and special adjustments. The map will form the basis of a disciplined record keeping system. 2. Systems of work. Extending equipment life and preventing major repairs by regular servicing is a concept we are all familiar with. Carrying out clear unambiguous and comprehensive real time preventive maintenance schedules increases the length of time assets run, reduces emergency breakdowns and also reduces the cost of emergency repair. 3. Planning. Crucial to the operation after planning the preventive maintenance schedules is risk assessment and contingency planning. Whilst planning preventive maintenance activities focus on operating and sustaining, capital planning seeks to improve and regenerate the asset base. Planning for the provision and assurance of the quality and delivery of spare parts. 4. Measurement and analysis. Measurement and analysis are the key to planning and directing systems of work. Our measurement, analysis and tracking systems and techniques, tailored specifically for each client’s application, form the basis for continuously improving levels of asset availability.
